It seems like Craigs list is becoming one of the best values for marketing.  I have also gotten many calls from the Dept of Defense referral site on my listings and recently got a few from Localism.com

Randy...thank you so much my friend.  You are too kind!  I am interested in knowing about the Dept of Defense referral site you mention.  I had no idea Craigs List was so powerful until about a year ago. Also, if you put a link in every Craigs List ad back to your own site it will increase your sites ranking on the search engines.

We do not use Craig's List but you certainly make a great endorsement for it.  I guess I need to check out Craig's list a little more carefully.

George you're always in the know.  I'm a huge CL advocate.  I attribute  a nice percentage of leads from that site.  I also use a small virtual tour that I place right on CL called FlyInside  http://www.flyinside.com/ that is absolutely free.  I'm sure you've heard of it.  It just allows me to place more pics on CL.  I do like your free and clear and think there are definitely possibilities to use it.  Thanks as always for the great tips.

Craigslist is crazy...lol. I didn't even know it existed until October 06.

Congratulations on your results.  The best thing about Craig's List is it is FREE!  I never thought of using CL until I had a client that would call me about houses she had found on there.  I have noticed some of the local listings on there show up on the 3rd-4th page of google results -- not great but not too bad either for a free listing.

You get lots of credit for suggesting owner financing as an option, George. Many other agents probably wouldn't even think of it. With the crisis in the subprime market I think this is going to be a popular option. Next month I'll be looking for your blog about the homes you sold to the three other buyers -- a triple play!

Nice Idea George.... With all the recent problems in the Sub-Prime market I can see how an ad like this would generate tremendous response.   This sounds great for a person with money but might be a little risky if the widow needed the income to pay her monthly living expenses.   An idea for your next Blog...

A year ago, Craig's list in KC got very little attention.  That seems to have changed here, as well.  Of course the magic words "owner financing" help, too.

I post on craigs list alot, but if you do not update ,it goes to the bottom of the list, we just showed a house last night from it, we get 5-10 calls a day when we re-post it.

Thank you Thesa....I used seller financing in the 80's because very few could afford bank financing.  I guarantee you that if Realtors open their mind Seller financing could make more sales for them.  I hope all is well.

Craigs list is a great place to advertise your properties.  This is just 1 site though.  Who is doing web syndication?  Build your ad once and have it syndicated to 10 websites.  This is the wave of the future. There are some great tools out there to be able to do this.  Properties need to be listed in many places because buyers all have different sites they gravitate to.

Thanks Val...so true.  I have been in the business 27+ years and have not used seller financing much since the 80's and I am now seeing a renewed interest.  It is a matter of educating our sellers of the benefit of it.  Have  a great weekend.

This is the perfect market in which to use Seller financing and creative financing. Since interest rates are low, real estate investors are able to obtain a higher return on their dollars by Banking their equity on homes they are selling. This can be a win win situation for buyer and seller. Best of all if a buyer proves to an investor that they are a good risk by continously paying on time, they can approach the same investor for other real estate deals that may come up in the future.  The interest rate and principal can be manipulated one you have an agreement to the base terms both parties agree is fair. With over 22% of homes in Orange County being debt free, in other words they are owned free and clear this creates a tremendous amount of opportunity. In this market you can create your own deals. Just think outside of the box. Most importantly align yourself with the best professionals to assist in putting your deals together. You will make a lot more per transaction. I have never heard of a multi-millionaire that saved their way into wealth. But the truly savy realize they can't know it all. Therefore, they get a great real estate broker,lender, tax mitigation strategist, CPA, and attorney. Often times these professionals will call to your attention deals that will they uncover or create themseleves with terms. Ever think about why a seller would accept a zero interest loan? Believe it or not, it's one of the best kept real estate secrets ever! And no one talks about it!
