I recently wrote a post encouraging members to look the different opportunities the current real estate market is offering "Successful Realtors Change With Changing Markets" . In that post I suggest looking at seller financing including seller financed free and clear homes and looking at "All-Inclusive Deeds of Trust" or "Wrap-Around Contracts" to attract buyers to homes that are difficult to sell and are mortgaged.
I posted this ad on Craig's List yesterday morning around 10:00 a.m. and by 5:00 p.m. I had 5 calls and two scheduled appointments to show this listing! I am still recieving calls and emails and now have 3 good buyers to move to other properties.
This particular listing is free & clear and was on the market for 2 months whith no calls. The owner is a widow and just looking for income. When I mentioned the owner financing to her it appealed to her. I told her to talk to her attorney and CPA which she did and they endorsed it.

It seems like Craigs list is becoming one of the best values for marketing. I have also gotten many calls from the Dept of Defense referral site on my listings and recently got a few from Localism.com

George you're always in the know. I'm a huge CL advocate. I attribute a nice percentage of leads from that site. I also use a small virtual tour that I place right on CL called FlyInside http://www.flyinside.com/ that is absolutely free. I'm sure you've heard of it. It just allows me to place more pics on CL. I do like your free and clear and think there are definitely possibilities to use it. Thanks as always for the great tips.

Congratulations on your results. The best thing about Craig's List is it is FREE! I never thought of using CL until I had a client that would call me about houses she had found on there. I have noticed some of the local listings on there show up on the 3rd-4th page of google results -- not great but not too bad either for a free listing.

I post on craigs list alot, but if you do not update ,it goes to the bottom of the list, we just showed a house last night from it, we get 5-10 calls a day when we re-post it.
