Open houses rose from the grave! This really worked!

I have said for the past two years that I just don't do open houses.  I have placed open houses where I do print advertising, in the grave and closed the lid!

Last weekend one of my sellers asked if she could borrow my open house signs because there was a "neighborhood yard sale" taking place with at least 13 neighbors having a yard sale at the same time.  I agreed and took over my open house signs.

My seller called me this a.m. to tell me "10 couples" came in to see the home and at least 3 of the couples showed a lot of interest!  Two hours later I receive a call from a Realtor who said one of her buyers saw my listing during the open house and is real interested!  "This is truly open houses raised from the grave!"

I remember reading a blog by an AR member last year where they had great success combining yard sales with open houses with a new twist.   Her new twist was to have all the neighbors agree to donate a percentage of the yard sale profits to charity.  They also had a local radio station come on location to promote the charity.

The reason my sellers success is so amazing is that open houses done the old fashion way in our area just have not been working well at all and 99% of Realtors like me had given up on them. 

Take this to heart and talk to your sellers about getting a neighborhood yard sale together.  You may just attract some ready, willing and able buyers like my seller just did!

I think it depends on your area/region, but most of my open houses have been successful in either interest in the property or a new client for me.  Yard sales are definitely a good draw.

read that same blog as well.  Think about sponsoring one, doing the leg work to get the ball rolling for the neighborhood.

Good Post George, we all need to think outside of the box to get attention to our open houses.  This sounds like a great idea!  I have an open house scheduled for two weeks from now and may see if i can get the neighbors on board, even though it is really short notice. I'll let you know how it turns out!

I like your customized blog page George!  I have been the same with Open Houses until lately and have noticed great results if the location is good and if something else like a garage sale or neighborhood yard sale is taking place.  I hope you receive an offer from the agent who contacted you, glad to hear there was such a great turnout!

George, Love your new "page" on AR! As for open houses, I think in some areas they work, and others, not so much! When I was in Nashville, I never had luck at open's....now, in Huntsville, I've already sold 2 that I sat on, in the past 2 months...Shocked me, for sure!  I hope yours sells soon!

George -- good for you taking a chance on a new twist on the open house.  Sounds like a great idea and I think summer may be a good time to combine open houses with something like a yard sell, or block party etc.  Let us know what develops.

George, I am big on Open Houses!  They've worked really well for me and are an important part of my marketing plans. Don't even need a yard sale!

Patricia my friend...you are in the minority to have open houses work without any new added twists.  I know dozens and dozens of Realtors in my market that for the past 2-3 years have had absolutely no one go through their open houses.  The success of my client had blown away many of the Realtors I have mentioned it to and encouraging many to dust off their old open house signs and start getting creative.
