I have written in the past about my luck with Craig's List. I am a fan of it not only for advertising properties but it is an awesome SEO tool if used correctly. The more popular sites link to your site, the higher your site will be ranked by the popular search engines like Google, Yahoo, MSN, etc.
Many know that I am not a fan of using Postlets, VFlyer and similar real estate fliers with Craig's List. The more information we give to viewers, the less likely they are to link to our sites, it is the basic rule of advertising that has never changed. I use Craig's List in many new ways that most have never thought of and one thing I always do is give limited photos and encourage the viewer to link to my site by having a link to it. This causes two things: First I get the SEO benefit of the viewer linking to my site and secondly, I encourage them to look at other listings and other valuable information I have posted on my site.
The data below was taken from my site tonight and shows that two Craig's List postings I posted early in the week rank directly behind Google in terms of attracting the most viewers to my site. It can't be any clearer than that. At one time when I tried using Postlet I had NO VIEWERS link to my site. As soon as I went back to the system I currently use the links to my website skyrocketed and I started getting sales.
Postlet, VFlyer and other real estate flyers look nice but they don't encourage visitors to link to your site and this in my opinion is a big mistake in the proper use of Craig's List or any other real estate portal. Don't give the farm away in advertising. Give visitors a reason to link to your site. The search engines will smile upon you and you will have viewers view other listings of yours they otherwise would not have done.

This is great information. I think I may provide too much information on CL which is causing less links to my site. I would be interested to see a copy of what you do present on CL.
Vickie - As I mentioned in my post, I use limited photos and use a term like this in the ad "to see an incredible photo tour go to www.SearchIdahoHomes.com and click the "Featured Home" link. This encourages them to go to my site and they then see other featured homes they normally would note have seen.
Michael - Use your imagination with Craig's List and just watch your doors open.

George, do you put the address in and then link to your web site or blog where you talk about the house?
I do craigslist on all my listings every 45 days and I've found which web sites gets the most inquiries, by trial and error.
Can you give an example of an ad you wrote, I know in the comment above you said, "to see an incredible photo tour go to... but would you not have to have an address it to conform to the Real Estate for Sale portion of Craigslist?

I haven't made any deals from craigslist accept a rental property but I do get calls.....it's free so why not use it and what do you have to lose. I actually copy HTML for my vlfyers and postlets to it...makes it easier to post photos.

Your right, I always try to limit the information to make sure people will be drawn to my site. Yes, less is more sometimes.

You seem to be onto something. I may have to change what I'm doing.
I think that Craigslist is historically text-oriented, and many flyers just look out of place.

Missy - I don't put an address in but you can use an address or MLS #. I put in the price, bedrooms, baths, square footage, etc. so it's easy for viewers to find it in my featured homes tab. If like, send me your email to george@tallabas.com and I will send you one of the ads I wrote.
Neal - Postlet and Vflyer has been a loser for me as I mentioned. If you just think creatively you will be amazed what you can do with Craig's List.

Nancy - I have tried Postlet and VFlyer in the past and it does not come close to giving me the results I am talking about. I use Craig's List in ways you could not imagine. If you think "outside the box" you will be amazed. You will NEVER get the same results using Postlet or VFlyer.

Hi George - I've been giving thought to retry Craigslist since I've been reading a little more about it. On another network I belong to, they've been battling back and forth about the merits of it, most seem to think it's worthless, but I remembered a post of yours from some time ago where you talked very highly of your experience with it. I'm going to give it a try again, and try your method. If I could be so bold as to send you an email like you asked Missy to, I'd love to see an example of what you run for an ad.

I use Craigs List as well. Just a brief description of a property and a link to my website for more info. I've only had my license for a month, haven't made a sale from these leads, but have established several client relationships. Like George said, its free....

Laura - Try this gold nugget tip: Advertise 3-4 homes at the same time. Write a parapraph about each listing and at the bottom of your post place something like this "To see a photo tour of all these great buys go to www.SearchIdahoHomes.com " I usually only show one teaser photo and this way they have to go to my site to tour all the other homes.
