My Space and Ebay for Realtors - This may surprise you

I was invited to join in on a conference call two weeks ago and the topic was lead generation and marketing.  The moderator made a comment that surprised me and he mentioned that one of the sites that has brought him and other top producers good results is MySpace.com  He said in spite of the negative publicity with the media several Realtors are receiving good leads from My Space and he himself has done quite well.  He encouraged Realtors to use it and setup a profile.  I always thought MySpace was for kids and the moderator assured everyone is was also for old farts like me as well! Are any of you using MySpace?  The moderator said that a large percentage of MySpace subscribers are and will be getting old enough to be home buyers. He encouaged us all to get our profiles posted so that these kids think of us when it comes time to buy a home. I would love to hear your feedback and if you have had any luck with MySpace as a Realtor.

On another note, about 3 months ago one of my sellers posted his home I had listed on Ebay with a link back to my old site (I didn't have my new one ready yet).  I have been shocked that over 500 visitors have visited my old site via Ebay.  I have done nothing with my old site for nearly 4 months and it has shot up to #6 on Google for Nampa Idaho real estate!  It has jumped 22 spots on Google alone with the Ebay hits.  I know that has done it because I have not used the site or updated it at all.

My point is that when we have a lot of visitors link to our sites from other major sites this gets the search engines attention and I am living proof of it.  Many know I am a big advocate for Craig's List and I have done well with it.  It to has helped me jump the search engine rankings as well.

I've never thought of using my space, although my children have pages. I do love Craigs list, witch I access to Postlets.

George, do you have any ideas how someone can get their name on Craig's List and Ebay if they don't have anything to sell except great mortgage rates? :)  Good call about using MySpace.  I never thought to use it to promote my business.  I am going to have to change my profile.  As always, thank you for the advice!  You are the best!

I don't have a myspace account but do have a facebook. This Facebook account was setup solely for my business. I can't say that it has done any good.

Roy - Consider the hundreds of thousands of hits that MySpace, Craigs List and Ebay get.  This is my point...A lot of visitors from those sites could sky rocket your presence on the search engines.

George.. I think there is a whole new world of search engine food out there.  Unfortunately I can't keep up and am relying on you and folks like you to point the way. No telling what is coming down the pike.

I have all I can do to blog, keep my listings current, my web site updated, and reading my e-mails.

I recently set up a Facebook account but it's too soon to weigh in on results.

Based on what I have seen on MySpace I am inclined to avoid it, but this post might make me rethink that.

You are right on.  I have added yuwieto my list of places like myspace.  I have had some great luck there.  It is growing daily and has more adults joining.  The Myspace guy Tom even joined.  lol

I actually signed up for a myspace account for business purposes about 6 months ago.  I really never did anything with it.  All I have gotten so far is a bunch of requests to be my friend from ladies with interesting names.

Can any of you who are using myspace provide a link to your page so the rest of us can get an idea of what works and what doesn't? Those who have it working, does it require you to make connections with other people and stay active on it, or can you just set up a page that generates enough interest in you or your listings or services to cause click-throughs to your "real" site?

I just started a myspace page but I hadn't really put my business infromation yet. Another realtor I know has made a few good relationships out of meeting people through it and in turn, had a couple home sales. I am a big fan of craigs list and ebay though.

Hi, George.

I felt the same way about MySpace.  I let my daughter talk me into starting a page, which she "Pimped" for me.  She included a little info about the company.  I have had multiple requests for information since.  Because of that, I am starting one for the business.  My personal one does get all the Freind Requests that link to porn webcam sites, but the other page, in the business name, has only gotten two in 4 weeks.  I have had more problems with my Tagged! page.  What I like about the MySpace is how easy it is to do a Networking Search.  I'ld look at it; it's free and if it helps, cool.

I have done very well with Myspace with buyers and even better with Realtor to Realtor referrals.  I am also a Corvette Car Guy and I am friends with many other Corvette owners which has also led me to real estate business just by my Corvette association.  Having a common bond is key on a website like Myspace.

I set up a myspace professional profile at the suggestion of my Board of Realtors. Within hours, creepy guys were emailing me with all sorts of wild requests & sending photos of themselves! I deleted my profile. Too creepy for me!! I'm staying away from myspace!

Hi George - thanks for sharing the info in this post.  Like others, I had just assumed myspace, etc. were for kids and whatever it is they do there.  I'll have to take a look and see for myself.

George-I have a myspace that attracts attention.  I haven't had any leads out of it yet, but I have a lot of friends!   My husband takes care of the site.  He has several set up for his clients.  I didn't realize that it was such a networking site, I thought it was just for kids because my son has one. But that is not true, celebrities, businesses and all kinds of people are on there.  Even my dog has a myspace and she really has a lot of friends! LOL!

My myspace.com page has generated 3 buyers for me.  2 of them closed and 1 didn't.  All three leads/referrals came from other real estate agents that used myspace as well.  It has the potential to be a huge source of business but you also get pounded by bands, teens and invites to view x-rated material outside of the network.  I think you can edit your settings but I just haven't ever attempted to do it.

Dang, I agree with you, I thought my space was for the kids to get to meet those around the world.

I have a myspace account, but I use it for family and friends.  Did he mention how to structure the site for business?  I have heard of some agents in my area using Ebay.  Do you think it would be good to begin using it as well?

Hi George,

I use MySpace.  It is good if you try to attract the right kinds of inquiries.  Only occassionally do I get unwnated solicitations.  I have some great friends.  It all got started with my granddaughter.  I owe her thanks. Y'all check it out.  There is free advertising there.   I use it and it works.

George - Great advice. You never know where your next real estate contact can come from. My space is just another avenue to be possible be noticed. I think you are right on the money with stating that many of the younger members will be at a stage in their life when they will begin to think about buying a home.

George:  It was Latin.  Something for something. 

I would also like to point out that I actually take a few minutes each month and send other agents information, tips and requests for business.  Just little quick notes to remind them that I am here.  I didn't just build a profile on myspace.com and forget about it.  Like anything else...you have to work it.  I just didn't want anyone thinking that the business came just because I have a mspace page.
