What Do You Say When Mom & Dad Tell Your Buyers Not To Buy That House?!

My Brokers assistant is furious! She has her home listed for sale with our company and it has been on the market for months.  She finally has a buyer that has looked at it 3 times.  The husband loves it, the wife loves it, the kids love it!

My friend Wendy (Seller) says that the buyers say they love her home and want to make an offer. So they make an appointment to write the offer with our Broker at noon today.  Wendy gets a call about an hour ago and the buyers say they took their dad over an their dad doesn't think the home is the best home for them and wants them to keep looking.  The buyers are respecting dad and moving on.  Wendy is so depressed!

There isn't a lot she could say as an owner but she is so down over this.  I'm sure many of you have gone through this before.  What do you say to your buyers when they allow mom and dad to control their home buying decisions?

Where Do I Send My Payment to Active Rain?

  

Before you members start sending me respones and asking me if I am LOCO! Please just hear me out. I will have been a member of Active Rain for 1 month on March 12, 2007.  When I first joined due to the urging of Allan Hainge of Cyber Stars I had no idea I could make money using Active Rain!  I am on the verge of making money and I just have to give credit where credit is due.

A couple of weeks ago I was frustrated with my Canon Rebel camera and wrote the post The Big Camera That Can't! Please Help!  and boy did members respond!  I am now taking the best interior photos I could ever have imagined.  I received better advice from Active Rain members than I did from Canon Support!

I have a seller that lives in Seattle.  She and her family are moving back east and asked if I had a way of locating a good Realtor in the state they were moving to back east.  I did some research on Active Rain and feel I found her family a great Realtor.  The referral has been established and my sellers will meet their new Realtor on April 15, 2007.

Yesterday I had an out of state developer contact me via email  numerous times. He is interested in purchasing development land here in the S.W. are of Idaho where I am located.  We will be talking on the phone later this morning.

If you are not using Active Rain to it's fullest please "Just Do It"!  Complete you profile, start posting your thoughts, and start using Localism.  One of the best tools I have found is the "Search" tab at the top of the page of Active Rain.  Just click this tab and select "Blogs".  Type in the subject you are interested in and just wait for the pages of information to fill your screen.

It Doesn't Matter That We Lived - It's How We Lived

Success comes and success goes. Some are buried rich and some are buried poor. It doesn't matter what we had along the way, but how we live our lives and the lives we touch along the way.

Tiger Woods is well known for the incredible talent he has on the golf course but his real legacy will be the young lives that he has touched and will touch with his Tiger Woods Foundation.  Many young men and women will have hope for a better future because of Tiger opening up his heart and pocket book.

Oprah Winfrey as made and will make billions of dollars with her hit talk show but ask the young African girls about the Oprah Winfrey Leadership Academy and many will tell you that it made a difference between them starving to death or making something of themselves.

We don't have to be a Tiger or an Oprah.  We don't even have to be rich. What matters most is that we helped one person that needed help.  That we inspired someone that was ready to give up on life.  That we became a Mentor for someone in our office instead of making our own agenda more important.  That we gave time to our children instead of choosing to work that one weekend so we could sell one more house.

I isn't that we lived and lived well;  it's that we really lived and touched a life...even if it was only one

 

Mercy Medical Plans Expansion to Canyon County

When you drive the Freeway between Nampa & Caldwell you will see a new sign on the east side announcing a new located for Mercy Medical Hospital.

Mercy Medical Center has purchased 60 acres near the new Karcher Road interchange north of Interstate 84, hospital management has informed it's employees.

The hospital is designing a new 18,000 square-foot emergency department that will be complete in August 2008.  This is just one more addition to Nampa's strong commercial growth.

Commercial Real Estate Market Is Strong In Canyon County

Costco, Target, Old Navy and many other companies have discovered what many already know.  That commercial business is healthy in Canyon County Idaho.

Canyon County scored big gains in additional retail space in 2006, especially as construction wrapped up on big box projects with Costco, Target and Old Navy. In all the

box projects such as Costco and Target. In all, the county added 1,022,418 square feet of retail space in 2006 and more commercial growth is taking place in 2007.

    Adversity - One Lady's Incredible Story of Conquering It

    It is amazing how adversity can destroy some people and how some people use it to get stronger and be better because of it.  This is the story of someone who used adversity to climb to the top of her profession and use the talents she was given to the fullest.

    Elaine Northrop

    I had the opportunity to listen to an interview Howard Brinton did in 1998 with a lady by the name of Elaine Northrop of Maryland.  It impacted me and I used Elaine's incredible attitude to make it through my own personal trials in 1998 & 1999.  I will never forget this interview and use it to inspire my co-workers.

    Elaine opened her interview by telling Howard about her husband at the time that left her for her best friend and emptied the bank account as well.  Elaine was teaching at the time and selling real estate part time. All she knew is that she had to make a lot of money in a hurry. At first she used what she called her "Pity" party to sell real estate after her divorce.  Some clients would even cry with her over what had happened to her and would buy a home out of pity from Elaine.

    Elaine eventually quit teaching and started selling real estate full time.  She says she stopped chasing her ex and stopped trying to punish him for what he did to her. She also stopped feeling sorry for herself. She eventually started doing very well in real estate and earned over $300,000 in only her 2nd full year. 

    She talks about going to a seminar one time and at the end of the course the instructor told all the students to write down their goal in income for the following year.  Elaine wrote down $500,000 as her goal.  The instructor then told everyone in the class to cross out the goal they wrote down and double it.  Elaine remembers going "What"!  She then said "if not me why not me"?  The following year she earned just under 1 million dollars in commissions and the following year she exceeded 1 million in commissions and has never looked back.

    She goes on to say she remarried a wonderful man and once went to Florida and saw a condo she saw herself and her family having Thanksgiving there.  The condo sold before she could make the offer but Elaine kept seeing her family owning that condo.  She used visualization for months and saw her family having dinner there.  A few months later the sale fell through with the other offer and Elaine bought the condo and her family had Thanksgiving dinner there! 

    A renowned professional with thirty years of experience in real estate, Elaine has the distinction of being the only #1 International Agent for Coldwell Banker three times and the # 1 agent in Maryland for many consecutive years. A member of the Real Estate Hall of Fame and a Howard Brinton superstar, Elaine has shared her success by teaching a course in creative visualization. With a B.A. in English, she is also known for the creative ads she writes for her listings and her success in selling high end homes.

    One of the things Elaine says in her interview is to "Stop dwelling in the past and in adversity and start making things happening".  She uses visualization a lot and never dwells on adversity.  She chooses to dwell on "What can be".  Elaine also says that most people will only produce what they allow themselves to produce and put limitations on themselves.  This is so true.

    Her favorite saying is "Conceive it, Believe it, achieve it"

    I have had that quote posted in my office since 1998.

    What Is Your Client Trying To Tell You?

    Body language - Is it as important as we once thought or has more been made of it than is necessary?

    I for one had an experience a few years ago.  A man I had known most of my life was interviewing me because he wanted to list his home.  He and his wife were going through a divorce.  I met the both of them at the home they were selling.  After the meeting my friend "Thanked me for giving his wife good eye contact".  Wow!  I am very much a people person and always give good eye contact but didn't think I was doing anything special. I always respect everyone.

    My friend went on to say that after the meeting his wife commented on the equal attention I gave her.  She told my friend she liked my style.  I listed their home and sold it.

    I recently read an article in the Realtor Magazine that commented on body language and some of the things stated were interesting.  The following is an excerpt:

      

    Look for subtle signs
    Understanding body language isn't rocket science, Hargrave says. Most people recognize the worry of a furrowed brow, the indifference of a slouch, the confidence of direct eye contact, the bored drone of fingers drumming a table's edge, the sincerity of placing your right hand over your heart, the quizzical interest of a tilted head, and the openness of a broad smile.

    But as any good poker player knows, some signs are less obvious.

    • The seller who runs an index finger behind or beside her left ear when weighing an answer may be telling you she's doubtful.
    • The clench-fisted buyer might be nervous.
    • The client who walks into the office and unbuttons and removes his coat may sense an agreement is near.
    • The man fiddling with his pocket change may have finances on his mind.
    • The buyer who repeatedly touches her necklace or makes other unnecessary gestures could be uncomfortable.
    • The sales associate who draws his fingertips together at chest level, in a steeple gesture, and props his feet on the desk is likely super confident.
    • The home buyer who brings her hand to her face, puts her chin in her palm, extends her index finger along her cheek, and lets the remaining fingers rest below her mouth may be seriously evaluating your proposal.

    I was once told that some of the best sales people in the world are great at recognizing body signs customers make and reacting in a positive manner.  After thinking about this I believe it to be true.

    I don't care how educated a Realtor is and how well they know the real estate market.  If we cannot read body language and react in a positive manner, we could loose a client.  Knowing when to talk and when to be silent, kowing when to give an opinion and when to just listen.
